Knowles & Co. were instructed to project manage the overclad of the existing roof to upgrade the thermal insulation to current building regulation requirements. As part of the works, we coordinated the installation of extensive PV panels throughout the roof as part of the Tenant’s ongoing strategy to reduce the sites carbon footprint.

Knowles & Co. were originally involved in the site in 1998, where Robert Knowles, was instructed as the Project Manager for the initial site construction. Our instruction is a continuation of our strong relationship with London and Regional Estates, which is built upon a strong ethos of trust and reliability. 

The existing roof was noted to be subject to environmental pollution causing extensive peeling to the original coating to the roof panels. The Tenant remained in-situ throughout the works, operating as a 24/7 production hub, with no down time permitted.

The works involved an initial structural assessment to understand the suitability for the provision of new PV panels, with the removal of the flaked areas of the roof coating soon following. An overclad system was specified in order to bring the building into compliance with current building regulations, in addition to a new gutter system. Upon completion of the overcladding works, a design proposal and payback calculations for the PV scheme were submitted for approval, with an approximate payback for the whole scheme calculated to be circa four years. Practical Completion was achieved following a six month project period, with the scheme delivered in line with the proposed budget.
